| We are real estate investors that buy homes and make them available to people that may not qualify for a conventional mortgage. We recognized the problems that many families face in trying to meet lender's requirements to buy the home they desire. By providing our own financing for 12 to 60 months, we help homebuyers build equity in a home and meet the requirements of conventional lenders. We help you save for a home while experiencing home ownership. While we don't promise that we have the exact home you are looking for, we can tell you we're constantly finding more homes and making them available. Great homes in nice neighborhoods, the kind you want. We are a locally owned and operated business. We only offer this program in our area of northeast Illinois. |

| We buy and sell real estate as an investment so we know the difficulties homebuyers experience when they are trying to get financing. We have found a way to help you over the hurdles of building up your financial profile so that you can become a homeowner. You will be living in an attractive home, not renting, but as part of our Rent To Own plan. You will be leasing your home and part of your lease will build equity that can be used when you purchase the home. |
| How does it work? |
| Your current credit situation is not as much of an issue for us as it is for a regular lender. We have seller financing in place to help you along while you correct any credit problems you may have. The down payment is also easier to manage; we can accept borrowed funds and our terms are flexible. When you contact us, we will get information regarding your income, how much you can afford, etc. We will tell you what the lenders look for and give you up to 60 months to meet those requirements. We will probably offer several homes and payment plans, so you can choose the one that best suits you. |
| About our Homes |
The homes we offer are in great condition. If something needs fixing, we fix it before we make it available. Many of our homes have just had a complete remodeling of the interior, including updated kitchens and bathrooms, new tile and carpet. The exteriors are painted or sided as needed, roofs are checked. Each is thoroughly reviewed, including servicing of the furnace and air conditioning. You will take care of the home just like it is yours. This includes making the improvements you want, such as a fence or a deck. We consider you the homebuyer, not just another tenant! |

| The Rent to Own Process |
You can either give us a call or submit a Get Started Form from our website. Our interest in your financial profile is to determine whether you will be able to purchase one of our homes by the end of the lease period. We are looking for buyers, not renters. Next, we will give you the addresses of homes that meet your preferences. After you have looked at the homes and made your selection, we will go over the specific terms of our lease and option to buy paperwork. Most of our homes are available for immediate possession. Homes move quickly with our program! |
